100 Luxury Waterfront Mansions in Istanbul Hit the Market Amid Growing Demand
The iconic mansions of Istanbul’s Bosphorus Strait, known for their historical charm and exclusivity, are now dominating the luxury real estate scene. Out of 366 mansions along the strait, around 100 are listed for sale, reflecting a significant surge in market activity. With some properties priced as high as $220 million, these mansions have attracted attention from both local and international buyers.
A 6 Billion Lira Mansion Takes Center Stage
One of the most remarkable listings is a stunning mansion in Bebek priced at 6 billion Turkish Lira ($220 million). Other notable properties include a mansion in Rumelihisarı, famously known as Müşir Zeki Paşa Yalısı, priced at €120 million ($130 million), and another in Kanlıca listed for 2.4 billion Turkish Lira ($90 million).
Why Are So Many Mansions on Sale?
Experts highlight several reasons behind the sudden increase in listings:
- High Maintenance Costs: The upkeep of these historical properties is exorbitant.
- Inheritance Disputes: Many of these mansions are jointly owned, leading to disagreements among heirs.
- Unused Properties: Some owners see these mansions as investments or seasonal residences, prompting sales when left unused.
Mustafa Hakan Özelmacıklı, owner of Altın Emlak, remarked:
“Prices range from 50 million to 2 billion Turkish Lira. Many owners now prefer selling due to high costs or to resolve inheritance disputes.”
A Booming Market: Rising Prices and Foreign Interest
Property experts report a 30% increase in mansion prices over the last year. Rental prices have also surged, rising by up to 50% in prime locations like Sarıyer, Yeniköy, and Beykoz.
International buyers, particularly from the Middle East, Russia, and Europe, have shown significant interest. Countries like Qatar, Kuwait, and the UAE are leading the charge, adding to the allure of these waterfront gems.
What’s Driving Interest?
Ulvi Özcan, President of Istanbul Real Estate Brokers Cooperative, explained:
“These mansions start at $10 million, with well-maintained ones reaching $15 million or more. Properties like Müşir Zeki Paşa Yalısı have garnered global attention.”
The blend of history, luxury, and exclusivity makes these properties irresistible for high-net-worth individuals.
